In fact he does not. The owners have apologized, effusively and repeatedly, for his intrusion.
It would be moot either way. Under California law, the tenant is considered to be in possession of the property unless the lease specifies otherwise. This means not even the owners may enter the grounds without the tenant's permission. 48 hours notice is also typically required.
I chase him off. He's a liar, he's arrogant, and he's startled me by appearing without warning outside a window. He'd be welcome if he'd provide notice. Showing up unannounced is not going to fly.
